5 Eccleston Street – Radstock House
Alpha Controls delivered a complete Building Management System at Radstock House, a commercial office beside Victoria Station — integrating rooftop air handling, Daikin VRV air conditioning, hot and cold water services, energy metering and indoor-air-quality monitoring onto a single Trend IQ5 control panel, installed to an exacting programme where cable routes were closing up permanently as the building was fitted out.

Project Overview
At Radstock House on Eccleston Street, moments from Victoria Station, Alpha Controls installed a complete BMS covering the building's occupied floors, landlord areas and a new rooftop plant room. The system brings together the rooftop air handling units, the Daikin VRV air conditioning, domestic hot and cold water services, leak detection, and building-wide electrical metering — all controlled and monitored from a single panel.
Alpha Controls' scope covered the CP01 control panel and its Unistrut framing, all field devices and sensors, the metering and Modbus networks, and the site-wide control wiring — first-fixed on the lower floors, then completed, terminated and commissioned on the roof.



Project Scope
Alpha Controls was responsible for the complete BMS delivery at Radstock House: installation of the CP01 control panel and Unistrut bracketry in the rooftop plant room, all field devices and sensors, the electrical metering and Modbus networks, and the control cabling tying every system back to the panel. Cabling was run through the building's containment routes and terminated stage by stage as areas were released.
System Overview
The building is controlled from a single rooftop panel, CP01, built around a Trend IQ5 DDC controller with a 15-inch on-panel touchscreen supervisor. Communicating over BACnet/IP and Modbus, the panel integrates the building's air handling, VRV air conditioning, water services, metering and environmental sensing. Integrated plant and systems include:
- Three rooftop AHUs — with heat recovery and weather-compensated supply temperature
- Daikin VRV air conditioning — 54 indoor units across the office floors, via BACnet
- Domestic hot water — immersion heating and return-pump control
- Cold water storage & booster sets — with tank temperature monitoring
- Leak detection — with automatic incoming-water shut-off
- 13 electrical sub-meters — tenant and landlord boards, logged over Modbus
- Per-floor air-quality sensing — temperature, CO₂, humidity, PM2.5 and TVOC

Rooftop Plant Room
The heart of the system is the rooftop plant room, purpose-built at roof level and reached across a rooftop terrace. Alpha Controls installed the CP01 panel on new Unistrut framing and brought every rooftop service back to it — the three AHUs and their heater batteries, the cold-water tank and booster sets, hot-water services, leak detection and the rooftop electrical meters.
Because the plant room was constructed over the primary cable route, Alpha Controls sequenced the rooftop cabling carefully — pulling cables to length and terminating them in step with the building programme rather than against it.
Metering & Indoor Air Quality
Radstock House is fully sub-metered, with 13 tenant and landlord electrical meters logged over Modbus for consumption reporting and landlord recharging, alongside dedicated energy capture from the VRV system.
On every occupied floor, air-quality sensors continuously monitor temperature, CO₂, humidity, PM2.5 and TVOC — trended by the BMS to give a live picture of comfort and wellbeing, and the data needed for energy and ESG reporting.

Programme & Sequencing
The defining challenge at Radstock House was the programme. As the fit-out progressed, ceilings and cable routes were closing up permanently — the lower floors finished in solid plastered ceilings rather than accessible tiles — so there was no second chance to run a cable once an area was sealed. Alpha Controls first-fixed and tied in all cabling through the available routes ahead of each close-up, with every stage checked and signed off before the area was covered.
Access to the roof ran through a rooftop terrace, open only while its tiles were lifted — the route in for the plant room, the AHUs, the heater batteries and the incoming meter. Careful planning around that window kept the rooftop scope on track. Shift planning and stage sign-offs were managed in GUVNR.ai, giving Alpha Controls live visibility of what had been completed and approved at each stage.

Results
The completed BMS at Radstock House delivers:
- A complete, commissioned BMS: every floor, the landlord areas and the rooftop plant room on one panel
- Full rooftop integration: three AHUs with heat recovery, hot and cold water services, and leak detection with automatic shut-off
- Building-wide sub-metering: 13 electrical meters plus VRV energy capture for consumption reporting
- A healthy, monitored environment: CO₂, PM2.5, TVOC, humidity and temperature trended on every floor
- Programme delivered without rework: cabling first-fixed and signed off ahead of permanent close-ups, completed snag-free
- Snag-free handover: formally signed off, with Alpha Controls returning to support commissioning
