What We Do

Alpha Controls delivers commercial electrical installation as an integrated part of BMS and building controls projects across London and the South East. Our qualified electricians handle the full scope of electrical work that accompanies a controls installation: containment runs and cable management, panel wiring for BMS and controls cabinets, sub-distribution boards, small power circuits, and first-fix through to final connection. We regularly work alongside our BMS engineers on new-build commercial fit-outs, major refurbishments, and plant-room upgrades in offices, hospitals, schools, and industrial facilities throughout Kent and Greater London.

Beyond installation work, we offer a comprehensive range of electrical testing and compliance services: Electrical Installation Condition Reports (EICR), Portable Appliance Testing (PAT), emergency lighting design and installation to BS 5266, distribution board upgrades, and fault-finding on existing installations. All work is carried out to BS 7671 18th Edition (Amendment 2) by NICEIC-approved electricians, and every completed project is accompanied by full certification and test documentation — including Electrical Installation Certificates (EIC), Minor Works Certificates, and EICR reports — giving building owners, managing agents, and facilities managers the paperwork they need for insurance, compliance, and due-diligence purposes.

EICR & Electrical Certification

An Electrical Installation Condition Report (EICR) is a formal assessment of the safety and condition of an existing fixed electrical installation. A qualified electrician inspects and tests the wiring, earthing, bonding, protective devices, and distribution equipment, then issues a report detailing any observed defects or departures from BS 7671 — the British Standard that governs all UK electrical installations.

Under current legislation and guidance, commercial landlords are required to obtain a satisfactory EICR at least every five years, or on any change of occupancy. The Electrical Safety Standards in the Private Rented Sector (England) Regulations and the Health & Safety at Work Act 1974 both place duties on building owners and employers to maintain electrical systems in a safe condition. A valid EICR is increasingly required by insurers and is a fundamental part of any commercial property's compliance file.

Alpha Controls carries out EICR inspections across commercial and industrial properties in London, Gravesend, Medway, and the wider South East. Following the inspection, we issue a full EICR report with coded observations (C1 immediate danger, C2 potentially dangerous, C3 improvement recommended), along with a recommendation on the next inspection interval. Where remedial works are required, our electricians can carry these out and issue the necessary certification to bring your installation back to a satisfactory condition.

Emergency Lighting to BS 5266

Emergency lighting is a legal requirement for virtually all commercial and public-access premises in the UK. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a building must ensure that an adequate means of escape is available and illuminated at all times — and BS 5266 is the British Standard that defines how emergency lighting systems must be designed, installed, tested, and maintained to meet that obligation.

BS 5266 sets out a structured regime of ongoing testing to prove that luminaires will operate when mains power fails. Facilities managers must carry out a monthly flick test — a short-duration functional check of every luminaire — and record the result in a logbook. An annual full-duration test (typically three hours for sustained luminaires) must also be conducted and documented. Every three years, a formal BS 5266 certificate must be issued by a competent person, confirming that the system as a whole complies with the standard.

Alpha Controls designs and installs emergency lighting systems for commercial fit-outs, building refurbishments, and plant-room upgrades. We survey the premises, produce a lighting design that meets the lux-level and coverage requirements of BS 5266, supply and install the luminaires, and commission the completed system. We also provide ongoing maintenance contracts that include monthly monitoring, annual full-duration testing, and the issue of a three-year BS 5266 certificate — giving building managers complete peace of mind and a clear audit trail for fire-safety compliance.

Frequently Asked Questions

Do I need an EICR for my commercial premises?
In most cases, yes. Commercial landlords are legally required to hold a valid Electrical Installation Condition Report and to carry out remedial works where the report identifies danger or defects. The recommended maximum interval between inspections under BS 7671 is five years for commercial premises, or on any change of occupancy or tenancy. Some insurance policies will not pay out following an electrical incident if no current EICR is on file. Even where there is no specific statutory requirement for a particular type of premises, a periodic EICR is considered best practice for any duty-holder under the Health & Safety at Work Act 1974.
How often should emergency lighting be tested?
BS 5266 requires three levels of testing. A monthly flick test — a brief functional check of every luminaire — should be carried out and recorded in a log each month. An annual full-duration test must simulate a complete mains failure for the rated duration of the luminaires (typically three hours for sustained fittings) and confirm that all units illuminate correctly throughout. Every three years, a competent person must issue a formal BS 5266 certificate confirming the system complies with the standard in its entirety. Alpha Controls can provide maintenance contracts covering all three levels of testing, with full documentation supplied for your compliance file.
Can you carry out electrical work as part of a BMS installation?
Yes — this is one of our key differentiators. Because Alpha Controls employs both BMS engineers and NICEIC-approved electricians, we can manage the full scope of a building controls project under a single contract. Our electricians handle panel wiring, containment, sub-distribution boards, small power circuits, and first-fix through to final connection, working closely with our controls engineers to ensure the electrical and BMS elements are fully coordinated. This eliminates the interface risk that comes from using separate electrical and controls subcontractors, and gives main contractors and building owners a single point of responsibility for the complete installation.
Are you NICEIC approved?
Yes. Alpha Controls is an NICEIC-approved contractor, which means our electrical work is assessed and certified by the UK's leading voluntary regulatory body for the electrical contracting industry. NICEIC approval demonstrates that our electricians are technically competent, that our work meets the requirements of BS 7671, and that we operate appropriate quality-assurance processes. All electrical installation work we carry out is accompanied by the relevant NICEIC-backed certification — Electrical Installation Certificates (EIC), Minor Works Certificates, or EICR reports — providing clients with legally recognised documentation for their compliance and insurance records.

Frequently Asked Questions — Electrical Services

What is an Electrical Installation Condition Report (EICR) and is it legally required?

An Electrical Installation Condition Report (EICR) is a formal inspection of a building's fixed electrical installation, assessing its condition against BS 7671 (18th Edition Wiring Regulations). For commercial landlords, an EICR is legally required every 5 years or at change of tenancy under the Electricity at Work Regulations 1989. Alpha Controls' NICEIC-approved electricians carry out EICRs across London and the South East, providing the certification landlords and tenants need.

How often should commercial electrical installations be inspected and tested?

The recommended frequency depends on the type of premises. Commercial offices and retail premises require an EICR every 5 years. Industrial premises should be tested every 3 years. High-risk environments such as swimming pools or petrol stations require annual inspection. Emergency lighting must be tested monthly (functional) and annually (full discharge). Alpha Controls sets up service programmes to keep clients compliant with all testing frequencies.

What does NICEIC approval mean and why does it matter?

NICEIC (National Inspection Council for Electrical Installation Contracting) is the UK's leading electrical contracting certification body. NICEIC-approved contractors are assessed annually to confirm their technical competence, insurance, and quality systems. For commercial clients, using an NICEIC-approved contractor is important for insurance validity, regulatory compliance, and confidence that work meets BS 7671. Alpha Controls is NICEIC approved.

Can you carry out electrical installation work in an occupied commercial building?

Yes. The majority of our electrical work is carried out in fully occupied buildings. Our engineers are experienced in managing safe systems of work, temporary supplies, and planned isolations that minimise disruption to tenants. Noisy or high-impact work is scheduled out of hours where required, and we coordinate closely with building management teams throughout.

Do you provide electrical services as part of a wider BMS installation?

Yes. Alpha Controls provides integrated BMS and electrical services, meaning a single contractor manages the complete installation from containment and first fix cabling through to BMS commissioning and EICR certification. This eliminates interface risk between separate electrical and controls subcontractors and typically results in faster programmes and lower overall project costs.
