The best BMS installation companies in the UK combine design, panel build, installation, commissioning and maintenance under one roof, hold manufacturer accreditation on the controls platform they're fitting, and can hand you a control narrative and point schedule as proof of what they've actually built — not just an invoice. If a company can only wire it and walk away, or can't show you documentation from a job they finished last year, keep looking. The difference between a good installation company and a bad one rarely shows up on day one. It shows up eighteen months later, when the system starts drifting and nobody left on site knows why.
We get called into buildings that were "done" by somebody else more often than we'd like. Not badly wired, usually — badly documented, badly commissioned, or handed over to a maintenance regime that never existed in the first place. The panel looks fine. The graphics load. Then you ask for the control philosophy and get a shrug. Choosing the right installer at the start is the cheapest risk-reduction decision you'll make on the whole project, and it's the one most spec writers and FM teams spend the least time on — usually because most BMS companies sound identical on paper until you actually dig into what they'll produce as evidence.
A proper BMS installation company covers the whole chain: control philosophy and points design, panel build, first and second fix installation, commissioning, and then ongoing maintenance. Skipping any one of those stages and outsourcing it to whoever's cheapest is where most of the problems we get asked to fix originate. Design has to happen before panel build — not in parallel with it — because the point count and I/O schedule drive the panel size, the cable containment routes and the field device spec. We build our panels in-house at our Gravesend base rather than farming them out, specifically because a panel builder who's never been on the site the panel is going into makes assumptions that installers then have to unpick on the wall.

The single biggest failure mode in UK BMS projects is what we'd call "commissioned and forgotten." An installer completes the job, hands over a commissioning certificate, and that's the last contact anyone has with the system until something breaks. There's no planned maintenance visit booked, no relationship with a service engineer who knows the site, and no one checking that the optimum start profile the commissioning engineer set up in October still makes sense in July. Six months on, the FM team is running the building on whatever settings happened to be live the day the installer left.
Companies that install and maintain under one roof don't have that handover gap. The engineer doing the six-month service visit is either the person who commissioned it or someone from the same team working off the same as-built documentation, so drift gets caught before it turns into a comfort complaint or a wasted energy bill. It also removes the blame-shifting that happens when an installer and a maintenance contractor are different companies and something goes wrong — there's nowhere for either side to point. Four things, consistently, in our experience: manufacturer accreditation, documentation you can actually check, commissioning that's managed and witnessed properly, and maintenance that starts from day one rather than being an afterthought. Most BMS firms will claim all four on a website. Very few can actually produce evidence of them when you ask.
Accreditation matters because it's the only external check that a company's engineers have been trained on the specific platform — Trend, Distech, Siemens — rather than just being competent generalists winging it on a system they've touched twice. Documentation is the proof. Ask any company you're considering for a sample control narrative and a sample point schedule from a completed job (anonymised, obviously) before you sign anything. A control narrative describes, in plain language, what the system is supposed to do — when the AHU starts, what triggers night purge, how the heating and cooling interlock is meant to behave. A point schedule lists every single I/O point, its location, its type and its normal operating range. If a company can't produce either on request, they're not writing them on your job either, and you'll be the one who inherits an undocumented system.
Commissioning should follow CIBSE Commissioning Code M, which sets out how commissioning is managed and requires it to be witnessed and formally signed off rather than just switched on and left running. We follow this on every job, including the phased overnight and weekend commissioning we ran across a 360-FCU Trend upgrade on a 16-storey Central London office, where shutdown windows were restricted to weekends and every stage had to be witnessed and signed before the next floor could go live. Documentation itself should follow the principles in CIBSE Guide H, which sets out what a complete controls handover package looks like — control philosophy, point schedules, as-built drawings — not just a laminated user guide for the front-of-house screen.
Maintenance from day one means the first planned visit is booked before the installer leaves site, not chased up six months later once someone notices a zone running warm. Task frequencies and scope should be built against SFG20, the industry-standard maintenance specification, which sets out specific inspection and test frequencies for BMS panels, sensors and controllers rather than leaving "maintenance" as an undefined line in a quote.

For retrofit work, expect to see pricing land somewhere around £300–£600 per point all-in, covering design, panel work, field devices, wiring and commissioning — though the range moves a lot depending on access, existing containment, and how much of the legacy system can be reused versus ripped out. New-build and larger commercial fit-outs are usually priced differently again once cabling infrastructure is shared with the wider M&E package.
You'll typically see two pricing structures: day-rate and fixed-price. Day-rate suits jobs where the scope genuinely can't be pinned down until someone's opened up ceiling voids and found out what's actually there — but it's also the structure a bad quote hides behind when a company hasn't done a proper survey and doesn't want to commit to a number. Fixed-price forces the company to do the legwork up front, which is exactly what you want. What quotes hide most often: exclusions buried in small print (BWIC, scaffold or access equipment, out-of-hours working, making good after cable routes), vague "allowance" line items for third-fix devices that turn out to be a fraction of what's actually needed, and commissioning priced as a token sum that doesn't reflect the number of witnessed stages a phased handover actually requires.
Beyond those two, watch for a company that can't name the standard they commission to, that dodges the request for a sample control narrative, or that quotes maintenance as an optional extra rather than baking it into the handover conversation from the start.
If your current installer or maintenance contractor can't produce documentation for your own system when asked, if visits have become reactive-only with no planned schedule, or if the system is showing the kind of drift covered in our piece on signs your BMS needs recommissioning, that's the point to start looking elsewhere rather than waiting for a failure to force the decision. Switching is easier than most FM teams expect, provided the incoming company does a proper survey first rather than just accepting whatever documentation exists at face value — because on plenty of sites, what exists is incomplete or wrong.
We've picked up buildings running years-old Trend 963 controllers with no usable documentation at all, where the only realistic path forward was a full resurvey before any upgrade planning could start. It's a slower first step than anyone wants, but it's the only way to avoid inheriting someone else's mistakes as your own.
